The same four steps on a tenant build-out and a kitchen remodel. This is what you can expect from us, in order.

Step 01 — Design & Scope

We start by writing down exactly what is being built. If you have plans, we review them and flag what will cost more than you expect. If you do not, we help you get there. Nothing moves forward on a verbal understanding.
You get:
  • A written scope of work
  • Defined materials and finishes
  • A documented list of what is excluded

Step 02 — Estimate & Agreement

We price from that scope — itemized, line by line. Where a number is an allowance, we say so and tell you the realistic range. We would rather have the difficult budget conversation now than deliver it as a change order in month three.
You get:
  • An itemized budget
  • A project schedule with milestones
  • A contract that matches both

Step 03 — Build

Our crews self-perform the core work. You have one point of contact from the first day to the last, and a weekly update covering progress, what is next, and any decision we need from you. Every change is priced and approved in writing before it happens.
You get:
  • Weekly progress reporting
  • Documented change orders
  • Coordinated inspections

Step 04 — Closeout

We walk the project with you and build the punch list together. We finish it — completely — before we ask for final payment. You receive warranty documentation, material specifications, and a site left clean.
You get:
  • A completed punch list
  • Documented warranties
  • A final walkthrough

And Then: Repeat.

Most of our work comes from clients who have already been through this process once. That is the whole strategy.
